On Culbreath Isles Road, the House Is the Smaller Part of the Price

On June 22, 2026, 4804 Culbreath Isles Road closed at $5,625,000. It had been listed at $6,000,000 and spent 149 days on the market. On September 9, 2026, 4808 Culbreath Isles Road, a few addresses down on the same Grand Canal, closed at $9,550,000 after 128 days. Its asking price had been $10,500,000.

The two homes share a street, a canal, a gatehouse and a subdivision plat, Culbreath Isles Unit 1 A. Both took more than four months to sell and both closed below asking. Based on their sale prices, 4804 sold for about $993 per square foot of living space and 4808 for about $1,461. That is a gap of nearly 50% between houses that look alike on a search filter.

Most of that gap has nothing to do with the houses.

Same Square Footage, $9.4 Million Apart

Compare 4804 Culbreath Isles Road with 4937 Lyford Cay Road. The living areas differ by one square foot, 5,663 against 5,662, and the houses were built two years apart, in 2006 and 2008. Lyford Cay sold off-market in October 2025 for $15 million, roughly $2,649 per square foot. It sits on a 0.45-acre lot, and its backyard faces Old Tampa Bay with a pool, hot tub and concrete dock. The Culbreath Isles Road house sold eight months later for $5.625 million and sits on the protected Grand Canal.

The lot sizes are close, too. At 0.45 acre, the bayfront sale works out to about $33 million per acre. That is roughly double what either Grand Canal home brought per acre in 2026.

Neither the size of the house, its age nor the size of its lot accounts for $9.4 million. The water it faces is the only big variable left in the comparison. Open-bay frontage and canal frontage are two separate products sold inside one gated community, and a per-square-foot average across Culbreath Isles mixes them into a number that describes neither.

That is why a neighborhood median would mislead here even if one were published. The sales sources reviewed for this piece offer no Culbreath Isles-specific median or days-on-market statistic. The real comparison set is only as large as the number of homes on the same kind of water.

Measured by the Acre, the Canal Gap Mostly Closes

Go back to the two Grand Canal neighbors. Price per square foot of house says 4808 commanded about 47% more than 4804. Price per acre of land gives a different answer:

  • 4804 Culbreath Isles Road: $5,625,000 on 0.34 acre, about $16.5 million per acre
  • 4808 Culbreath Isles Road: $9,550,000 on 0.49 acre, about $19.5 million per acre

On land, the difference falls to about 18%. A newer build, a larger dock and the extra features plausibly account for that remaining premium. The 2016 house was built by Soleil and has two 2-car garages with 14.6-foot ceilings for car lifts, an elevator rated for 950 pounds, and a lot measuring 145 feet deep by 149 feet wide. The 2006 house has six bedrooms, a 36-by-30 family room and a dock equipped for a 52-foot yacht on what its listing calls a protected deep-water canal.

On the Grand Canal, then, two buyers paid nearly the same rate for the ground, then paid more or less depending on what stood on it and how much boat the seawall could hold. Lot width matters twice. A 149-foot frontage buys more water and room for a larger dock, and both of those make the house more valuable.

Scarce Land, Slow Sales

Since Culbreath Isles land can't be replaced, you might expect every house there to sell fast and at full price. The 2026 sales did not.

For August 2026, Hillsborough County single-family homes had a median time to sale of 74 days, and sellers received a median 96.8% of their original list price. Months' supply was 3.9 and the county median sale price was $419,900, down 0.8% from August 2025. The August figures from the Hillsborough County monthly statistics report are the latest available. September data is scheduled for release on October 16, 2026.

Against that county benchmark:

  1. 4804 Culbreath Isles Road spent 149 days on market and closed at about 93.8% of its asking price, $375,000 under.
  2. 4808 Culbreath Isles Road spent 128 days on market and closed at about 91% of its asking price, $950,000 under.
  3. 4805 Culbreath Isles Way, a 2018 Grand Canal home, closed at $8 million on February 4, 2025, after 481 days on market.

The county reports its timing as median time to sale, while each listing record counts days on market, so the two measures are not identical. The direction is still clear. In 2026, Grand Canal homes took longer and gave up more from their asks than the typical Hillsborough house did in August.

The likely mechanism is the thinness of each micro-market. At $9 million and up, a seller is waiting for one buyer whose needs match one particular lot width, dock size and floor plan. Fixed supply protects the value of the land over time. It does not create a deep pool of buyers for any single address in any given season.

Why the Land Stays Fixed

Culbreath Isles is a mature, closed system. The Culbreath Isles Property Owners Association, Inc. was originally filed with the state on June 23, 1967, and remains active. The community is guarded, gated and deed-restricted, with architectural guidelines. The Culbreath Isles Club hosts social and family events. Both 2026 listings show HOA fees of $3,000 a year.

The closest thing to a new supply of comparable lots is about 162 acres of empty peninsula off Westshore Boulevard, just north of the Gandy Bridge, on the former Georgetown Apartments site. In 2020, DeBartolo Development and Avanti Properties Group unveiled The Isles at Old Tampa Bay, with up to 350 residences including 130 luxury townhomes and 67 estate lots priced between $2.2 million and $6.9 million. Toni Everett, the broker hired to market the property, told the Times the finished product would look similar to Culbreath Isles. "I don't think there's any more big parcels like this on the open bay," she said.

As of the Tampa Bay Times report published August 24, 2026, the project still needed a preliminary plat. Tampa's chief building official, J.C. Hudgison, said the developer applied for a new plat at the end of 2025, and the city is waiting on additional engineering analysis before the project can move forward. Grading, canal and seawall improvements, utilities and landscaping would all follow that step.

So for the foreseeable future, Culbreath Isles' supply of canal and bay lots is what it has been since the 1960s. That supports land value over the long run. It does nothing to shorten a 128-day listing.

Reading a Culbreath Isles Listing

The 2026 sales point to a short list of facts that move the price more than bedroom count or finishes do:

  • Which water. Open Old Tampa Bay or the Grand Canal. The Lyford Cay comparison shows these behave as separate markets.
  • Lot frontage in feet. At 4808, the 149-foot width is a big part of the premium.
  • Dock rating. A listing that names a yacht length, like the 52-foot figure at 4804, gives you a hard number to compare.
  • Build year against land value. On the canal, land traded at roughly $16.5 to $19.5 million per acre in 2026, so you can estimate how much of an asking price is the house.
  • Days on market and list-to-sale history. Both 2026 canal sales closed between about 91% and 94% of asking.

Frequently Asked Questions

Is there a reliable median home price for Culbreath Isles? No published Culbreath Isles-specific median or days-on-market figure turned up in the sources reviewed. Recent individual sales on matching water are the more useful benchmark.

Do Culbreath Isles homes sell faster than the county average? Not in the 2026 sales reviewed here. Two Grand Canal homes took 128 and 149 days. Hillsborough County's August 2026 median time to sale was 74 days.

Is The Isles at Old Tampa Bay approved? As of August 2026, the developer was still working toward a preliminary plat with the City of Tampa, according to the Tampa Bay Times.

On the Grand Canal, the biggest pricing questions sit in the lot survey and the dock specs, and the listing photos won't answer them.
